Case Study: To explain how 3D architecture visualisation renderings can help house builders and property developers throughout the development process, we talk you through the stages of a typical 3d visualisation project.

For reasons of confidentiality, this “case study” amalgamates the experiences of several of our clients and does not relate to any one particular client or project.

3D architectural visualization is a powerful tool for developers, and can help with more than just marketing and sales. When a client approaches us early in the development process, our graphics can help them to secure planning permission, communicate with contractors on site, develop attractive printed marketing materials, generate PR and press coverage, and sell the properties with the help of DVD virtual tours.

  1. Seeking Planning Approval

    The client required static images of the site from a number of viewpoints, to facilitate discussions with the Planning department. Using the architects’ CAD drawings, we constructed an accurate and realistic visualisation of the development in 3D, and printed a selection of A3 images for submission to the Planning department. Contentious issues, such as roof heights and the impact on neighbouring buildings, were settled easily once the Planning officers could see a reliable 3D visualisation of the scheme. Planning permission was granted with no further problems.

  2. Starting work on site

    A number of people involved in the build needed clear information about the project. In particular, information on where retaining walls were needed, and treatment of varying heights throughout the site. The engineer and main contractor visited the iCreate office to view the 3D model of the site, which had been created using the topographical survey, and therefore provided accurate information about heights.

  3. Finalising choices on materials and detailing

    Having obtained planning permission, the developer wanted to improve the visual impact of the development by using different types of brick and other materials throughout the site. The client visited the iCreate office and worked with one of our 3D technicians to experiment with a range of colours and materials, before settling on his preferred scheme.

  4. Producing images for the brochure and site signage

    For marketing purposes, the client required a higher level of aesthetic detailing to be added to the existing model, which had been adequate for Planning purposes but didn’t include details such as people, boundary treatments, gardens and other attractive landscaping. The model was embellished with realistic details throughout, and 20 high-resolution 3D renderings were produced for use in the brochure and across a range of other marketing materials.

  5. Designing the brochure and website

    The team of graphic designers at iCreate worked with the client to produce a stylish 12-page brochure and website to promote the development. The website included an enquiry form, enabling potential buyers to submit brochure requests and queries online. They were also able to view the fly-throughs on the website, alongside interactive 3D floor plans.

  6. Developing a DVD virtual tour for use in the Sales office

    Having completed the external model in high detail, we moved on to created realistic interiors for each of the five house-types on site. Working with the clients’ interior designers, kitchen company and bathroom suppliers, we created a set of furniture and fittings to the client’s exact specification. The sales team then decided upon the best route around each home, and we created a virtual tour for each house-type based on this. The five virtual tours were published on DVD for use in the sales office and distribution with the brochure.

  7. Sales launch and release of the DVD

    The client was able to start promoting the development earlier than usual, thanks to the DVD virtual tours, which provided potential buyers with tangible information about the new homes. At the launch, the DVD was shown on a large plasma screen, and potential buyers were also invited to take a copy of the DVD home for further viewing.

  8. Successful sale of the properties ‘off plan’

    The fly-throughs of the new homes helped to generate plenty of interest and excitement about the development, and made the task of selling ‘off plan’ much easier. With press advertising, the website, the virtual tour in the sales office and the interest generated at the launch, the client secured buyers for the homes far earlier than usual, and was spared the expense and delay of furnishing a show home to encourage sales.
